Hillpark Capital cofounders Brandon Shiller and Jeremy Kornbluth are working with Griffin Square. This walkthrough looks at the design of the complex itself. A building's exterior does most of the talking. Before anyone enters a lobby or opens a suite door, they read the façade: its colour, its rhythm, its materials, the way it meets the ground and the sky. At Griffin Square, the 409-apartment rental complex in Montreal's Griffintown, ACDF Architecture made the exterior work hard. This walkthrough takes it one element at a time. Griffin Square stands at the intersection of Peel and Ottawa streets, a strategic point in a neighbourhood that has been transforming since 2012. Two towers, of 16 and 19 storeys, are placed at right angles to each other and connected by a glass bridge. The site shapes the design. One side faces busy streets. Another looks onto a courtyard and narrower streets. A third fronts a park. Instead of applying a single treatment to all of them, ACDF answered each condition differently. On the street-facing sides, the façades are finished in dark tones. The effect is solid and confident. Facing a busy road, a building needs weight, and dark cladding provides it. It gives the development a strong presence at street level and helps the towers hold their own against the scale of surrounding traffic and structures. Turn toward the courtyard and narrower streets, and the palette changes to lighter tones. The decision opens the interior of the block to daylight and improves comfort for residents. In dense urban areas, courtyards can feel shaded and enclosed; pale surfaces bounce light around and make the space feel larger and more welcoming. Together, the dark and light treatments give the complex two personalities: tough on the outside where it meets the city's traffic, gentler on the inside where residents spend their time.

The Montreal real estate market has attracted increasing attention from institutional investors seeking high-quality multifamily properties in established urban locations. One transaction that illustrates this demand is the sale of Alba, a 248-unit apartment building at 170 René-Lévesque Blvd. E. in downtown Montreal. The property was acquired by InterRent Real Estate Investment Trust and Crestpoint Real Estate Investments for $107 million, with Hillpark Capital and Mondev identified as the vendors. The transaction represents an important milestone in the Montreal multifamily investment market and provides a strong example of how a newly developed residential asset can attract institutional-level investment. For Brandon Shiller and Hillpark Capital, the Alba transaction is particularly significant because it connects the company's Montreal real estate activities with two sophisticated institutional purchasers.

What makes a property well managed? The answer is not simply a clean building or a quick response to a maintenance request. Effective property management in Montreal requires a combination of operational discipline, tenant communication, maintenance, market awareness and long-term asset planning. Every building is different. Its age, construction, location, tenants, physical condition and surrounding neighbourhood all influence how it should be managed. Residential tenants are concerned with safety, maintenance, cleanliness, communication and comfort. Commercial tenants may focus on accessibility, reliability, building functionality and the ability to operate efficiently. Hillpark Capital's public materials emphasize the importance of creating safe, comfortable and well-managed environments for tenants. Property management is also about protecting the physical condition of a building. Preventive maintenance can help identify problems before they become more disruptive or expensive. Regular inspections, responsive maintenance and appropriate capital improvements can contribute to the long-term condition of an asset. Brandon Shiller brings an entrepreneurial and investment perspective to Hillpark Capital. His responsibilities include acquisitions, analysis, development, property positioning and strategic decision-making. Every operational decision exists within a larger investment strategy.

When people think about charitable giving, they often focus on the donation itself. But for organizations supporting children and families, the real value of philanthropy can extend far beyond a single contribution. Long-term donors help create the stability needed to maintain programs, support healthcare professionals, improve facilities, and respond to changing community needs.
Brandon Shiller is among the long-term supporters of Just for Kids Foundation, an organization connected to children's healthcare and the Montreal Children's Hospital. His ongoing support reflects the importance of donors who continue to contribute to causes that make a meaningful difference in the lives of children and their families.

Brandon Shiller of Hillpark Capital shares his perspective on disciplined real estate investing, risk management, and building sustainable wealth through long-term ownership strategies. In every market cycle, there is a temptation to focus on what is happening right now. Investors watch interest rates, track transaction activity, monitor economic forecasts, and attempt to predict short-term market movements. While understanding current conditions is important, some of the most successful real estate investors share a different perspective.
They focus on the long term.
Over the years, I have come to appreciate that sustainable wealth creation in real estate is rarely the result of a single transaction or a perfectly timed market entry. More often, it is the outcome of disciplined decision-making, patient capital, and a commitment to long-term value creation. At Hillpark Capital, this philosophy has guided many of our investment decisions. Rather than chasing trends, we focus on identifying assets with strong fundamentals, creating value through active management, and maintaining a long-term ownership mindset. While market conditions will continue to change, the principles that drive successful investing remain remarkably consistent.
